Flood
One of the concerns (of the many) about the recent flooding in the Greater St. Louis area is that many of the flooded properties were located in Flood Zone X (areas deemed least likely to incur flooding)
Flood is not a covered cause of loss under the Homeowners Policy. The National Flood Insurance Program (managed by FEMA) makes Flood Insurance available for most individuals and Business Owners.

Just a couple of notes:
- The policy will not be effective until 30 days after you apply for coverage – unless required for a new property closing
- Flood rates are set Nationally and do not differ from company to company

Coverage below the lowest elevated level (e.g. basements) does have some notable exclusions - drywall, carpeting and paneling are not covered and most contents. Furnaces, hot water heaters, washer and dryers are covered.

Maximum Coverage limit for the home is $250,000 and $100,000 for contents
Water Back Up
Unlike flood, Water Back Up can be endorsed to most Homeowners and Business Property Policies. Water Back Up will provide coverage for water that backs up through sewers or drains in the home/building or discharge from a sump pump.
Most of our clients do have this coverage. However, if you are not certain and would like to know, send us an email. The most common policy limit is $5,000 per occurrence $10,000 aggregate. If higher limits are desired, please advise - in most cases they are available.
Since flooding causes an increased occurrence of Water Back Up, most companies currently are temporarily not endorsing this coverage to policies. When the moratorium is lifted coverage will be able to be added or increased.
